Spring is traditionally a popular time for properties to come onto the market. Gardens begin flowering, the days become longer and natural light can help a home look bright and inviting.
However, even a beautiful property benefits from thoughtful preparation before the photographer arrives. A few simple changes can make rooms feel larger, highlight the home’s best features and create photographs that attract more attention online.
If you are preparing to sell or advertise a property on the Central Coast or in Sydney, here are some practical ways to get it ready for professional real estate photography.
Begin with decluttering
The camera notices considerably more than we often see when walking through our own homes. Benchtop appliances, paperwork, charging cables and everyday household items can quickly make a photograph feel busy.
You do not need to remove everything, but each room should feel clean, spacious and easy to understand.
Clear kitchen benches, remove excess toiletries from bathrooms and reduce the number of decorations displayed on shelves and tables. In bedrooms, keep bedside tables simple and make sure clothing and personal belongings are out of sight.
The goal is not to remove all the home’s personality. It is to create enough visual space for potential buyers to imagine themselves living there.
Let natural light into the home
Before the photography session, open curtains, blinds and shutters throughout the property. Clean windows where possible and remove anything blocking the light.
Natural light helps rooms feel open and welcoming, while interior lights can add warmth and depth. Check that light bulbs are working and consider using bulbs with a similar colour temperature throughout each room. A mixture of very cool and warm lighting can look distracting in photographs.

Bathrooms should have clean mirrors, clear benches and neatly arranged towels. Remove toothbrushes, bins, bathmats and personal products unless they have been deliberately placed as part of the styling.
These small details allow the finishes, space and layout of the room to become the focus.
Prepare the bedrooms and living areas
Make beds carefully and smooth out visible creases in quilts, covers and pillows. Keep styling simple and remove items stored under beds if they can be seen from the doorway.
In living areas, straighten cushions, organise furniture and remove unnecessary items from coffee tables. If the room feels crowded, temporarily removing one piece of furniture may help it appear more spacious.
The arrangement should guide the eye through the room and make it easy for viewers to understand how the space connects with the rest of the home.
Do not overlook the exterior
The front of the property creates the first impression for many potential buyers. Mow lawns, sweep paths and driveways, trim untidy plants and move bins, hoses, gardening equipment and children’s toys out of sight.
Outdoor entertaining areas should be presented as usable spaces. Clean the table, straighten chairs and remove covers from outdoor furniture where appropriate.
If the property has a pool, make sure it is clean and remove pool-cleaning equipment before the photographer arrives. Opening umbrellas and adding a few simple outdoor cushions can help create an inviting lifestyle image.
Consider the best time of day
The direction the property faces can influence the ideal photography time. Some homes receive their best light in the morning, while others photograph more attractively later in the afternoon.
Professional photography can also include twilight images, which are particularly effective for properties with exterior lighting, landscaped gardens, pools or entertaining areas. Drone photography may provide another perspective by showing the size of the block, surrounding landscape or proximity to the coast and nearby amenities.

Final checks before the photographer arrives
Before the session begins, complete a quick walk-through of the property. Turn on lights, open blinds, straighten cushions and check mirrors and reflective surfaces.
It is also helpful to move vehicles away from the driveway and the front of the property. Pet bowls, beds and toys should be temporarily stored, and pets should be kept safely away from the areas being photographed.
Preparing these details in advance means more of the photography session can be spent creating the images rather than rearranging the property.
